-   Each lot shall be 
                      used for no other purpose than that of a single family residence 
                      for a single family together with either an attached or 
                      detached garage. 
-  No building shall 
                      have a living area above the grade line of less than 1,600 
                      square feet re Fox Street and Stockwell Crescent (Phase 
                      I) or less than 1,200 square feet for ranch and backsplit 
                      styles and 1,450 square feet for two storey styles re Elwood 
                      Court (Phase II). 
-  No building shall 
                      be erected on any lot unless the plans and specifications 
                      therefore have been submitted in duplicate for approval 
                      in writing. 
-  Commencement of construction 
                      shall begin within a period of two years from the date of 
                      registration of the Transfer. 
-  The residence and 
                      any garage or outbuilding appurtenant thereto shall be built 
                      no less than a distance of 35 feet from the roadway right-of-way 
                      onto which the lands front re Phase I, and no less than 
                      a distance of 25 feet from the roadway right-of-way onto 
                      which the lands front re Phase II. 
-  No building shall 
                      be deemed completed until the grounds, lawns, shrubbery 
                      and landscaping surrounding the building are improved. Landscaping 
                      shall include the planting of a tree of at least 1.5" 
                      in diameter in the front yard and such landscaping shall 
                      be completed within six months of completion of the building. 
-  The exterior finish 
                      of the building shall when of one storey construction be 
                      of not less than 90% brick and when of multi storey or level 
                      construction be not less than 75% brick. 
-  No prefabricated house 
                      shall be placed on the subject lands. 
-  The transferees shall 
                      have the elevations duly certified in writing to the transferor 
                      by a qualified surveyor and obtain the transferor's written 
                      approval therefor prior to pouring the concrete for the 
                      footings, all with a view to having both the ultimate brick 
                      ledge for the subject dwelling and the final grade for the 
                      subject property at the most appropriate elevations relevant 
                      to the other nearby properties developed. 
-  The transferees agree 
                      to conform to any lot grading plan. 
-  The transferees shall 
                      comply with the standards of the rear yard drainage system. 
-  No truck, trailer 
                      or boat shall be parked or placed upon the lands within 
                      eyesight from the roadway opposite the residence and no 
                      truck, trailer or boat shall be parked or placed upon the 
                      roadways adjacent to the subject lands. 
-  No poultry or livestock, 
                      other than, dogs, cats, and/or caged birds shall be kept 
                      or maintained on the subject lands, and such dogs, cats 
                      and/or caged birds shall not be raised or maintained for 
                      commercial purposes. No rags, junk or other objectionable 
                      materials shall be placed or stored upon the subject lands. 
                      No tandem trucks or trailers or large commercial vehicles 
                      shall be stored, garaged, parked, maintained or repaired 
                      on the subject lands or the roadways adjacent thereto except 
                      as may be required during construction. 
-  No open fires will 
                      be allowed. Construction debris, branches, leaves, etc., 
                      must be removed to landfill.
